Home on the market? 5 tips to help your home appeal to buyers on a personal level

I am in the midst of Selling my home and now have to practice what I preach.  I am now putting my “talk” into action.  

Here are 5 quick tips to help buyers relate to your home more emotionally

Tip #1

 Create a mood in the master suite

Imagine rising to breakfast in bed.  Here we styled the bed with a breakfast tray, newspaper and flower.  Another suggestions might be to style the suite with a bottle of champagne, a dvd and champagne flutes to suggest a romantic night in.

Tip #2 

Create relaxing vignettes throughout your home

Here we set up a water feature (in a niche just before you enter the master suite)  to remind buyers that their home can be a place of serenity.  Remember to plug it in before showings, to enhance the visual and auditory effect.

Candles alongside the bath tub help to create a spa-like atmosphere.  We also removed excess clutter like lotions, shower gels etc.

Tip #3

Remove items that are too personal

This wall formerly featured a gallery of my family’s photos; head shots that I adored!  While this was difficult for me to remove, I too have to remember to take myself out of this equation.  If you want buyers to see “themselves” in your home, it’s advisable to remove the personal stuff.

Tip #4

Add items that showcase functionality and maximize a room’s space.

To emphasize the room’s size,  I removed this love seat from our sitting room and placed it in our master suite.

I wanted potential buyers to see that the bedroom could function as a place to sleep, sit, chat and read, if they so desired.

Tip #5

Maximize your property’s strengths
We purposefully, placed these lounge chairs in the center of the lawn to showcase the wonderful lake view.  This view was a key element that inspired our purchase 4 years ago.  I think a new purchaser could imagine themselves relaxing here, if they’ve had a long grueling day.
